The Pros And Cons of keeping your own Home for sale

Selling a home is never an easy task, yet many decide to take on this responsibility each day. While many rush to the nearest real estate agency for assistance, others choose to handle the sale on their own. If you have considered the latter, here are some pros and cons that will help you figure out if this is the best course of action.

Pros

– You Get To Keep All Of The Profits

When you sell with the help of a realtor, they charge a fee that is equal to some percentage of the sale price. It varies, but in many cases, it can equate to tens of thousands of dollars. Cutting out the middle man means that you will get to keep every penny from the sale for yourself.

– Total Control

One thing that discourages some from working with agents is the fact that someone else will have a say in how the transaction goes. Pricing, negotiations and staging are all parts of the process that are generally overseen by realtors. If you are dead set about being the only one that has a say in the way the property is sold, doing this on your own would probably be preferable.

– Showing It In A Good Light

There is no one in the world who knows your home better than you do. For this reason, there are probably things about the place tat others would overlook when they are in charge of selling it. In many cases, people think that being too close to the property and having it hold sentimental value can hurt a sale, but sometimes it actually helps. Here is a good example to follow.

– Marketing Is Tough

As you already know, Sebastopol is a pretty small place. This will make it particularly difficult to market your home to others. It will be necessary to extend your reach a bit and try to reach people who may not necessarily live in the area right now. This is marketing 101 and it is not something that most can do without training. For this reason, hiring help may be in your best interest.

– People Will Try To Lowball You

Since you are selling your property on your own, people are aware this means you have saved money by not having to pay an agent. Unfortunately, they may want to share the savings with you. Basically, many potential buyers will try to offer you much lower than expected. You have to be prepared for this and not allow it to get you frazzled. This is something that is much easier said than done and can cause serious issues during the sale process.

There are advantages and disadvantages of trying to sell your home on your own. You need to take the time to weigh all of these points and decide which ones are most important to you. While it may sound easy and fun to do this solo, you may end up biting the bullet and reaching out for help.
